2. Your agent will search the entire MLS, For Sale By Owner Listings & use links to Long Islands Top Real Estate Sites. Your agent will also advise you of new construction, and foreclosures.
4. A Buyer Broker can review your searches and saved favorite properties and offer additional insights and recommendations. They will advise you as to the advantages and disadvantages of each property.
5. A Buyer Broker can provide you with a complete Neighborhood Profile and School Report including recent sales and neighborhood demographics.
6. They can provide you with recent sales data of the area you are interested in moving to. They can update you with every closing and home going under contract in the areas you are looking.
7. A Buyers Broker can provide you with a Comparative Market Analysis (CMA) for a home you are interested in purchasing. They don’t want you to overpay.
8. An experienced Buyers Broker will hep you see the whole picture. They are not home inspectors and they should suggest you get a home inspection prior to going to contract.

Some things most Buyers Brokers won't do for you include;
1. Expressing opinions on matters of law or performing any services which would constitute the practice of law.
2. Inspecting or issuing an opinion concerning the physical condition of the property, the need for repair, the existence of water damage or termite or other infestation.
3. Giving opinions or researching applicable zoning, building department, health department and fire regulations.
4. Giving opinions concerning surveys.
5. Giving tax or financial advise.
6. Reviewing public records concerning the property including documents on file
with the County Clerk, Federal, State or Local court offices and the records of any
Town or Village.
7. Searching for information concerning environmental conditions affecting the
property or giving opinions concerning the same.
8. Search public and private records concerning crime scenes, sex offenders or
other non-marketplace matters which may affect the value of property.
